Bradford kitchen
President
When Brad Kitchen incorporated Alterra Real Estate Advisors in late 1999, he wanted to provide the best service to his clients by providing a consultative versus transactional approach to buying, selling and managing commercial real estate. Focusing on personal service, communication with clients, intelligently structuring deals, and paying greater attention to the details, he believed he could help investors maximize their return on investment and help clients minimize their commercial real estate costs. Two decades later, the concept clearly works, and Brad and Alterra have the awards, satisfied clients and results to prove it.
During his career, Brad has performed services for clients including managing the acquisition and disposition of facilities nationally, asset management, investment advisory, strategic portfolio analysis, facility planning and much more. Brad’s degrees in both Finance and Real Estate from The Ohio State University, coupled with his experience in commercial real estate, have allowed him to represent a wide range of notable clients including BMW Financial, Data General, General Electric, Huntington National Bank, LCI International (Qwest), U.S. Health and numerous others.
He also has the unique perspective of being a property owner which makes him much more effective at understanding the needs of landlords and tenants and implementing effective solutions. Brad has led the acquisition of over $50 million worth of commercial real estate properties and is the managing investor of most of these real estate ventures.

Brad and his team of hands-on agents assess client needs and then work harder and smarter to make the best deal possible for their clients. Alterra is consistently listed as one of the top commercial real estate producers by CoStar Group and it is that drive, determination and engagement that placed Alterra in the # 4 spot on Business First’s 2009 Fast 50 list (fastest growing 50 companies in Central Ohio), and #23 on the 2010 list, as well as Business First naming Brad one of the top 40 business people in Columbus under the age of 40 in 2003. Brad also has the distinction of having the largest commercial real estate transaction in Columbus in 1996.
He developed and instructed several commercial real estate courses at the Columbus Board of Realtors, including a required course titled “The Basics of Commercial Real Estate: Procedures and Practices”. He also served as Chairman of the national SIOR Education Committee and on many committees in the commercial division of the Columbus Board of Realtors. Tricia Reece
Vice President
Tricia Reece has been a member of the Alterra team since May 2005, assuming the role of Vice President. In her current capacity, Tricia spearheads the day-to-day operations of Alterra’s accounting and property management portfolio, which encompasses a diverse range of properties such as office spaces, industrial facilities, retail establishments, and condominium associations. Working closely with our team of property managers, Tricia places a strong emphasis on delivering top-tier property management services to both owners and tenants. Her collaborative approach ensures a high level of quality and attention to detail in all aspects of property management.
Before joining Alterra, Tricia held the position of Human Resources Manager for Capital Manufacturing, a division of Harsco Corporation. In this role, she oversaw the human resources function across multiple locations throughout the United States, demonstrating her skill in managing personnel and organizational development. Tricia’s extensive experience and leadership capabilities have been instrumental in driving Alterra’s success and maintaining a reputation for excellence in the industry.
Jackson N. Pulliam

Rick Smith
Executive Vice President
Rick joined Alterra in 2020. Rick spent the last eight of his 32-year real estate career as President and Managing Partner of his own Dublin, Ohio-based commercial brokerage company known as Smith Realty Partners, LLC. Now through the Alterra platform, his desire is to expand his reach while continuing to provide clients the most advanced professional level of commercial real estate services. With more than 30 years of industry experience, Rick has leased, sold or acquired more than 5 million square feet of office, retail, industrial and warehouse space. He has executed real estate investment transactions totaling more than $950 million, which includes land acquisitions and development.
A graduate of The Ohio State University, Rick served as Captain of the OSU men’s basketball team in 1979, and was awarded the John Havlicek Most Inspirational Player Award that same year. He served as Graduate Assistant Coach for the 1980 season and remains involved as Past President of the OSU Athletic Alumni Association (Varsity “0”) and a past board member. Additionally, Rick can be found serving as a basketball color analyst on 10 TV’s Wall-to-Wall Sports and QFM 96.3 Torg & Elliott Morning Show. Rick resides in Dublin and has three daughters, Kayleigh, Anessa and Cassady.

- Represented Huntington Bank for over 30 years as their sole broker handling all new deals and renewals in 400,000+ SF at 17 South High Street, 21 West BroadStreet, and 37 West Broad Street – maintaining an average occupancy of over 85% for the entire 30+ years.
- Compiled 330 acres of land for retail development in Mason, Ohio.$23,000,000 purchase.
- Land acquisition transactions and office leases for Glimcher Realty and Huntington Bank.
- Represented the Fraternal Order of Police in disposition on two property sales and the acquisition of a new headquarters and lodge hall.
- Acquired four Columbus/Dublin office buildings approximately 440,000 SF for Allegiance Group. $44,000,000 purchase.
- Site selection and negotiations for Dallas-based Dickey’s BBQ for Ohio franchisees.

Bob Lockett
Vice President
With more than 30 years in new business development and management, Bob applies his expertise using a multi-disciplined approach to proactively respond to client needs and strategically provide the right business solution. His experience and dedication have allowed him to now serve 2nd and 3rd generations of clients because of his strong retention based approach. Bob has negotiated real estate transactions involving office developments, major retail development, out-lot projects, light industrial parks, land assemblage, multifamily properties, and numerous investment opportunities. He has represented Buyers, Sellers, Landlords and Tenants which developed his negotiation skills with governmental agencies, financial entities, construction groups and related real estate professionals. His goal of building relationships with clients and the brokerage community has led to long-term partnerships that continue to grow. Bob Lockett is a Vice President with Alterra Real Estate Advisors.
As an entrepreneur and business owner, Bob was the Principal/Owner of Cable Solutions, Inc. a company he founded in 1991. The Company, a Voice and Data Business, employed upward of 35 employees and had sales of 5m+ per year. Cable Solutions did business with many Fortune 500 companies including NASA, FedEx, Cheryl’s Cookies and many other national groups. He sold the business in 2003 prior to moving into the real estate business full time. Bob started with Links Real Estate Company learning the design/build turnkey part of the business and spent 3 years with PHB Realty sharpening his investment protocol strategy before working the last seven years with Smith Realty Partners and has constantly produced results. Bob has been an active member of the Columbus Board of Realtors for over 13 years and received numerous commendations for his community contributions. Bob and his wife Holly stay active with their son’s various youth league sports that include hockey, basketball, and skiing. They also volunteer with numerous non-profit groups that include Boys and Girls Club, the Star Foundation and The Flying Horse Farms.

Amy Osborn
Vice President
Amy E. Osborn joined Alterra Real Estate Advisors in 2017 after transitioning from her family’s commercial brokerage firm, Property One, where she was an agent since 1990. Mentored by her father and long-time commercial Broker, Brent Osborn, Amy learned a work ethic and moral standard that remains top priority when interacting with her clients.
In her 28 year career, she has participated in over 500 real estate transactions of varying facets including landlord and tenant representation, leasing and sales of Class A & B office, industrial and land sales, 1031 exchanges and lease renewal negotiations.
In 1990, Amy received her bachelor’s degree from Arizona State University, where she was a member of the ASU Lacrosse Team and the Alpha Chi Omega sorority. She has been a life-long member of First Community Church where she is serving an elected position on the Board of Deacons. She and her husband reside in Upper Arlington.

Matt Norbuta
Commercial Sales & Leasing
Matt has held his real estate license since 2017 and is focused on all areas of commercial real estate with a passion for negotiation.
Prior to real estate, Matt spent 14 years in the golf business selling operational software to golf courses and resorts in more than 20 states. During that time he was recognized as Salesperson of the Year and was a mentor to his team members. After he left his position as the National Sales Director, the impact he had on the company’s growth helped lead the company to an acquisition by Comcast/Universal under their Golfnow brand.
After leaving the golf industry, Matt sold security technology for an Ohio-based firm in another National Accounts role. Transportation and healthcare verticals were the main focus of his position, as well as driving new business. It was during this time that he negotiated the largest single sale in company history. In his spare time, Matt enjoys travel, live music and as much golf as three children will allow.


Joshua Waller
Commercial Sales & Leasing
Joshua Waller joined the Alterra team in early 2021 and is an industry veteran with over a decade’s worth of experience in Real Estate. Joshua was born and raised in Central Ohio and has developed an intimate knowledge of the local area and market during his lifetime and career. He originally moved out of Finance to start his Real Estate career in 2012, co-managing a 1,000-unit apartment complex for New Life Properties. Soon after, Joshua transitioned to OV Management, where he oversaw a $70 million portfolio of Retail, Office, and Multi-family properties while leading a staff of twenty-two management, leasing, and maintenance personnel. In 2013 he founded a residential moving company, Legacy Moving Columbus. With a focus on quality staff recruitment, creative marketing, and some good ol’ fashioned customer service, Joshua expanded his business operations efficiently and aggressively. He quickly built a team that ran the company autonomously, freeing him to focus on other opportunities. Joshua remained with OV Management and oversaw his moving company’s operations for eight years before joining Alterra in 2021. Outside of his primary vocations, he has also spent time consulting for local small business start-ups, performed several weddings in OH and FL as a licensed Officiant, and currently serves on the Board of Directors for the Clintonville Area Business Association (CABA). With his extensive experience in many facets of business and immense Real Estate knowledge base, Joshua can offer an unrivaled level of service and provide deep and meaningful insights for investors, landlords, and business tenants alike. He takes a consultative approach and treats every deal as if it were his own to ensure the best outcome, every time.

Richard Conie

Richard is a dedicated and results-driven commercial real estate advisor with a strong passion for helping clients navigate the market. Despite being early in his brokerage career, he has already built a reputation for delivering successful outcomes, having completed some of the largest leasing transactions within the Columbus market during his first year. Representing reputable companies and property owners, Richard provides expert guidance in leasing, sales, and site selection. Whether assisting owners in marketing their properties or helping tenants and buyers find the right space, he is committed to finding solutions that align with his clients’ goals.
An attendee of Miami University of Ohio, where he majored in Urban Planning and Development, Richard has always been fascinated by the dynamics of urban landscapes. His education gave him a strong foundation in zoning regulations, land use, and the economic factors that shape real estate markets, allowing him to take a strategic approach to every transaction.
Over the years, Richard has developed his negotiation skills through hands-on experience, successfully starting and running multiple businesses focused on deal-making. These ventures have sharpened his business acumen and given him valuable insight into securing the best possible terms for his clients.
While still early in his commercial real estate career, Richard’s dedication, work ethic, and commitment to client success set him apart. He takes pride in going above and beyond, bringing fresh ideas and strategic solutions to every deal to help clients maximize their investments and achieve their long-term objectives.

Wes Bishop
Commercial Sales & Leasing
Wes joined Alterra in 2018 to focus on finding opportunities for investors that maximizes their cash flow, takes advantage of all aspects of property appreciation, and capitalizes on the tax benefits of commercial real estate investments.
Before joining the Alterra team, Wes was Vice President of Sales for a Columbus, Ohio software firm that grew in value from $21M to $65M in less than three years. He spent his early career working his way up in the financial sector; ultimately promoted to Senior Vice President of FirstCapital Asset Management, with $75M of assets under management. Wes was also a Managing Partner of CFOLink, LLC, where he consulted with several companies to optimize processes, realize value and achieve financial success. His involvement and wealth of experience in all aspects of business development — from budgeting, forecasting, and accounting to investing and process improvement— add to Wes’ ability to understand and support commercial real estate investor’s, landlords and tenants goals.
Wes married his college sweetheart and, if he’s not spending time with family, you might catch him on a tennis court or the golf course.
